For landlords, tenants and advisers in England

Find out where a tenancy really stands.

We track all 27 rules that apply to landlords in England, show you which ones you are missing, and produce the evidence when someone asks for it.

Free, and you do not need an account.

See the whole picture

Twenty-seven questions in plain English, covering everything the law asks of a landlord.

Prove it was served

Notices go by Royal Mail Signed For, so there is a dated record if anyone disputes it.

Escalate when needed

When something needs a solicitor, we hand it to a regulated firm rather than guessing.

The Information Sheet requirement is in force. If you have not served it on your tenants, you are in breach now, and the breach continues until you do.

Services

Everything here leaves you with proof

Buy one at a time, or take a plan and most of these are included. Every price is on the pricing page.

Information Sheet — Tracked Post

We print and post the official Information Sheet to every tenant by Royal Mail Signed For, giving you a named signature and timestamp. You cannot get that with a stamp or by handing it over in person.

Rent Increase Notice

The prescribed Section 13 notice, with the correct form, notice period and frequency checked. This is now the only lawful way to raise rent.

Section 8 Readiness Pack

Section 21 is abolished, so every possession claim now runs through Section 8. We assess whether your paperwork would survive one, before you need it to.

Written Statement of Terms

For verbal tenancies, where you cannot serve the Information Sheet. We generate the written summary of key terms the law requires you to give your tenant.

Deposit Protection Audit

We check every deposit against the five-week cap, the 30-day protection deadline and the Prescribed Information requirement. Breaches carry a penalty of one to three times the deposit.

Compliance Monitoring

Deadline alerts, regulation change notifications and annual health checks. One flat fee for your whole account, not per property, because gas, electrical, EPC and licensing all run on their own clocks.

Check where you stand

Answer 27 questions and see the full result. No account, no payment, and you can stop halfway and come back.

02

Close the gaps

Anything you flag comes with a plain next step and a link to the official guidance. Where we can do it for you, we say so.

03

Keep the evidence

Documents, delivery confirmations and expiry dates sit in one place, ready if anyone asks.

Trust

You are telling us about your property. Here is how we treat it.

We are a compliance company. Being careless with your data would be a strange way to prove the point.

The free check stores nothing

Run the compliance check without an account and your answers stay in your browser. Nothing reaches our database unless you ask us to email the result.

Encrypted, and separated per account

Data is encrypted in transit and at rest. Access rules are enforced in the database itself, not just in the interface, so one account cannot reach another's records.

Identity documents are deleted

Where a check requires a document, we keep it only as long as the check it supports, then remove it. We do not keep copies for any other purpose.

Addresses verified, not typed

Property addresses are checked against Ordnance Survey, so a notice goes to the address on the record rather than whatever was typed at eleven at night.

We never sell your data

No data broker, no advertiser, no letting agent. Our sub-processors are named in the Data Processing Agreement and each is bound by data processing terms.

realgood is a trading name of Real Good Compliance Ltd, registered in England and Wales, company number 17379321. We are a compliance administration service, not a law firm, and we do not give legal advice.
