Is it really per account rather than per property?

Yes. One fee covers up to four properties. Most landlords in England own between one and four, and charging four times over for the same work never made sense to us. Above four, extra properties are added to your plan rather than pushing you to a different tier.

What happens when I use up an allowance?

We charge for the next one rather than blocking you. A landlord halfway through a possession claim cannot be told to wait until January, so the allowance is a discount rather than a cap.

Do I need a subscription to buy a single service?

No. Every one-off service stays available on its own at its usual price. A subscription only makes sense if you expect to need more than one or two things a year.

Do you do digital Right to Rent identity checks?

No, and we will not claim otherwise. From 1 October 2026 only providers on the Home Office register may carry out digital checks, and even then only for British and Irish passport holders. What we do is walk you through the prescribed manual check step by step and store the evidence, which is a fully valid route to the statutory excuse. Where a tenant needs the Home Office online service, we tell you and link you to it.

Can I cancel?

Any time, from your account. You keep access until the end of the period you have already paid for, and your documents remain downloadable.
