Choosing a letting agency

Compare the service, total fees, communication and appointment terms before choosing an agency for a property in England.

What service do I need?

Start with the work you want help with: finding a tenant, collecting rent or ongoing management. Ask what is included, what you still need to do and who handles repairs, inspections and out-of-hours problems.

What should I check about an agency?

Check the trading business and branch, relevant local experience and redress-scheme membership. If it holds client money in England, check its client money protection membership. Professional-body membership is a separate check; it does not replace the applicable legal requirements.

How do I compare fees and terms?

Ask for a written total for the service you need, including VAT where applicable and any setup, renewal, inspection, maintenance or exit charges. Read the appointment period, notice requirements, continuing fees and complaints process. A low headline percentage may not be the lowest total cost.

What should I prepare?

Have a broad area, property type, occupancy status, desired service and timescale ready. An agency may later need evidence of ownership or authority, permissions to let and relevant property records. Supply sensitive documents through the agreed channel when needed, rather than sending them with a first enquiry.
